Be Careful What You Ask For…You Just Might Get It!
Somewhere along the line sellers got the idea to ask prospective agents how many homes they have sold – as if that were the most important criteria to use to compare and select an agent to market their home. That is the wrong question to ask if you want results. This “list of interview questions” was probably perpetuated by one of the “listing machine” agents who’s main thrust is to get all the listings possible, knowing that some will sell and some wont sell – its stricly a numbers game to that type agent. This agent often boasts that they carry xx times the listings other agents do – and a lot of unsuspecting people are sold on that. ”My agent lists 100 homes a year!” So what – that only tells what the agent did for themselves - not their seller!
For example, it doesnt really matter if you list 10 times more homes than any other agent – if 40 -50 percent of your sellers homes never sold, (typical figure) and the ones that did sell, sold at or amoung the lowest prices in the neighborhood (also typical of high volume agents).
